HOW
TO BUY
1.
INITIAL DEPOSIT: A $1,000.00 refundable deposit holds a specific lot for you for a period of seven (7) days. (Please note we do deposit this money in our escrow account. Also we do not accept postdated checks or requests for checks to be held.)
2.
Pre-Approval from preferred lender:
Should you require financing, we require that all purchasers obtain a loan pre-approval from our preferred lender, Wells Fargo, prior to signing of Agreement of Sale. This confirms for both of us that this transaction is viable and that you will be able to conclude this transaction with the appropriate financial support. Upon receipt of the pre-approval letter, we will schedule your appointment for processing and signing of the Agreement of Sale.
3. AGREEMENT
OF SALE: At
the signing of the Agreement of Sale, an additional amount of $9,000.00
is due. The structural options, as well as Elevation, must be selected
at the time of Contract signing and are final. Please note that changes,
additions and/or deletions to Elevation and selected structural options
of any kind for any reason whatsoever will not be allowed. No Exceptions.
(Please note that said options have already been designated for the
Townhome models. Please speak with the Sales Associate for further details).
An additional amount of $10,000.00 is due when the mortgage contingency
has been satisfied or waived.
4. MORTGAGE:
Should you require financing, within seven (7) days after signing your Agreement of Sale, you must apply for a mortgage. The sales associate will assist you with a list of reputable mortgage companies
5. MORTGAGE
COMMITMENT: Within thirty (30) days after signing the Agreement of Sale, you must notify us in writing that you have received your mortgage commitment or this contingency will be waived. Please do not send us the actual mortgage commitment itself as the Seller will not accept the actual mortgage commitment as acceptable notification. We require a short letter from you, the Purchaser, or your attorney or your mortgage company stating the mortgage has been obtained.
6. COLORS
& OPTIONS: The colors and non-structural options must be selected within ten (10) days after the mortgage contingency has been satisfied or waived. Please review the options list thoroughly before your scheduled appointment as the sales associate must finalize your selections at that time. All selections will be in writing on a Color Selection Agreement form. Any upgraded selections will be processed through a written exhibit. These selections are final. Please note that changes, additions and/or deletions of any kind for any reason whatsoever will not be allowed. No Exceptions.
7. PAYMENTS:
It is the purchaser's responsibility
to remit payments when due.

Payments for flooring/electrical options must be paid directly to our

8.
SCHEDULING OF SETTLEMENT: Approximately one (1) week after dry wall has started, an approximate settlement timeframe will be provided to you. You will receive a four to six week notice (verbal and written) for
your upcoming settlement.
9.
PRE-SETTLEMENT ORIENTATION: Approximately one (1) hour before settlement, our Construction Department representative
will conduct a "Home Quality Check" with you as well as a complete orientation of the
workings of your new home.
10.
60 DAY POST-SETTLEMENT PUNCH LIST: After settlement, keep a list of items which need attention. Approximately sixty (60) days
after your settlement, send this list to: Service Department, 100 Westbrook Drive, Woolwich
Township, NJ 08085. We will acknowledge receipt and contact you to set up a date to
begin the warrantable work. The 2-10 Home Buyer's Warranty Standard Booklet that was
provided at the signing of the Agreement of Sale and again at settlement, will be your guide to
the standards.
